The middle level forms the true heart of the home, with light-filled open-plan kitchen, dining, and living spaces that flow effortlessly together. There are two separate lounge areas, one of which includes a sofa bed, as well as an additional bathroom for convenience. Large openings lead out to the outdoor entertaining terrace and pool area, all framed by stunning water views that can be enjoyed from every angle.

On the top level, four beautifully presented Queen bedrooms offer peaceful retreats, complemented by two bathrooms servicing this floor. Each of these bedrooms enjoys captivating water views, creating a sense of calm and connection to the coastal surroundings. On the entry level, you’ll find a private bedroom with bunk bed and bathroom. This level also provides direct access from the double lock-up garage.

The outdoor spaces are designed for relaxed coastal living, featuring a sparkling private pool and a generous entertaining area perfect for long lunches, sunset drinks, and warm evenings under the sky. The elevated position captures cooling sea breezes and panoramic vistas.

Ideally positioned just a short drive from Port Stephens’ iconic beaches, coastal walking trails, and a selection of cafés, restaurants, and local attractions, the home offers the perfect balance of privacy and convenience.

Important Considerations - To ensure this home is the right fit for your group, please note that the driveway is quite steep and may not be suitable for all vehicles or drivers. The bunk room is located two levels away from the main sleeping quarters, which may not suit all group dynamics. As the home spans multiple levels, there are a significant number of stairs throughout.

While not newly built, this home is beautifully presented and full of character, offering space, views, and a relaxed Mediterranean feel that is increasingly rare to find.

PROPERTY SUITABLE FOR - Groups over the age of 25 and or family groups only.

ACCOMMODATES MAXIMUM 10 Adults 2 Children. Sofa bed will be added for guests 11 and 12.

BEDDING CONFIGURATION:
4 Queen rooms and one bunk (2 singles) room.

LINEN & TOWELS ARE SUPPLIED and the beds are made with quality linen. Doonas and pillows are also supplied.

Extra costs you can select when booking:
Sofa Bed for guest 11 & 12 (children only) $100
Port-a-Cot $50 per booking with towel, linen and baby blanket hire.
Beach/pool towels are $8 per towel hire/ per booking.

BOND - $1500 is payable with the balance of your accommodation and is refunded 3-5 days from your departure date.

All booking guests, including Airbnb reservations, are required to complete a secure online guest agreement within 24 hours of booking. This includes providing valid photo identification (driver’s licence) and credit card verification

CANCELLATIONS - Booking Fee is not refundable ($150). Please refer to our full terms and conditions. Airbnb Guests please refer to Airbnb's policies.

NO NOISE - The property is in a quiet residential area which is noise sensitive. Any noise after dark that causes neighbours to complain may result in the loss of your bond.

NO VISITORS - We have a strict policy in relation to 'visitors' to the property. A fee of $500 per head will be charged if additional people are found at the property that are over and above the number of beds at the property or guests not registered.

PLEASE NOTE: PARTIES, FUNCTIONS, WEDDINGS (WEDDING RELATED), GRADUATES and or SCHOOLIES/TEENAGER bookings are not accepted.
