Important Bathroom Information: There is NO full bathroom on the top floor, where the pool table and two bedrooms are located. Although there is a toilet/powder room on this level, the shower is not functional. Guests staying in these bedrooms must walk downstairs to use the shower and full bathroom facilities.

Designed to feel like your own private resort, the home features a spectacular swimming pool and heated spa, complete with swim jets and ambient mood lighting—perfect for long afternoons in the sun or relaxing evenings under the stars. Expansive indoor and outdoor entertaining areas provide the ideal setting for gathering together, with a stunning kitchen servery opening onto a balcony with BBQ facilities overlooking the pool and sparkling ocean beyond.

Poolside, guests can unwind on the sun lounges or enjoy alfresco dining in the covered outdoor entertaining area, featuring timber bench seating and a large dining table.

The first floor offers beautifully appointed open-plan living, including a fully equipped gourmet kitchen, dining area and luxurious lounge with sumptuous seating and an impressive 85-inch television. A separate media room and second rumpus room provide multiple spaces for relaxation and entertainment, allowing everyone to spread out and unwind.

Also located on this level is a private studio-style bedroom with separate external access. It features a king bed, ensuite, split-system air conditioning, ceiling fan, television, mini fridge and kettle—ideal for grandparents, guests seeking additional privacy or couples wanting their own retreat.

Ascend to the second floor, where the extraordinary master suite spans the full width of the home. This luxurious sanctuary features dual showers and vanities, a freestanding bath, private lounge area, split-system air conditioning and spectacular panoramic ocean views.

This level also includes an additional king bedroom with a lounge area, television and balcony access, along with a queen bedroom offering two-way bathroom access. A dedicated bunk room with two bunk beds sleeps up to four children. Please note that the top bunks are suitable for children only. Positioned close to the master and queen bedrooms, this room creates an ideal children’s retreat. A generous sitting area connecting the bedrooms completes this thoughtfully designed level.

The third floor is a fantastic space for teenagers and children, featuring a games room with a pool table and television, plus two additional bedrooms—one with a double bed and the other with two single beds.

Please note again: there is NO bathroom on this level. Guests staying in either of the top-floor bedrooms must use the stairs and travel downstairs to access the shower and full bathroom facilities.

Adventure awaits just beyond your doorstep, with access via a bush track to secluded Kingsley Beach—ideal for surfing, snorkelling and exploring natural rock pools. The calm waters and family-friendly playground at Boat Harbour Beach are only a short distance away, while nearby coastal walking trails provide incredible whale-watching opportunities during migration season. The famous Anna Bay Sand Dunes and vibrant Nelson Bay precinct are both within a 10-minute drive.

Kingsley Shore’s offers air conditioning throughout, a double garage, an outdoor shower, full laundry facilities and complimentary Wi-Fi. Upon arrival, all beds will be beautifully made with quality linen, and bath towels will be provided for your comfort and convenience.

Additional costs;

NO NOISE - The property is in a quiet residential area which is noise sensitive. Any noise after dark that causes neighbours to complain may result in the loss of your bond.

NO VISITORS - We have a strict policy in relation to 'visitors' to the property. A fee of $500 per head will be charged if additional people are found at the property that are over and above the number of beds at the property or guests not registered.

  Location and view perfect. Great for a large group. Areas to relax and plenty of space. BBQ and verandah good especially with the servery. Parking was OK but the driveway is VERY steep. Extensive information re appliances, troubleshooting and house/local area. Agency easy to contact and extremely helpful and responsive. Some minor issues with essential items not provided in bathrooms or in short supply and some maintenance required in areas. Butlers pantry and extra fridge was an appreciated surprise. Mould seems to be an issue, particularly in the lower bedroom. Very efficient and well supplied kitchen. We had a wonderful time and really appreciated the spa pool and tub as the weather was hot! The outside front area was excellent. Just need to fix umbrellas. Easy to reach beaches and local amenities. Highly recommend.

  We stayed in the house for three nights during the Christmas period and we could not fault it. The house is amazing. The views are even better than in the photos, great pool and jacuzzi excellent bbq and just a great space for a group of friends to enjoy Christmas. The rooms were all extremely spacious and clean. We could not recommend this house enough.
