Coast and Country Estate - 15m Heated Pool and Minutes to Beach

Coast and Country Luxury Estate is a stunning holiday home located only minutes from the popular One Mile Surf Beach in beautiful Port Stephens. The large heated lap pool, multiple entertaining areas and expansive manicured grounds, together with a cinema room, make this the ideal place for guests to play and relax in their own resort-like abode.

A sleek and stylist separate games room is found is the gardens complete with pool table, kitchenette and bathroom.

The stunning 15m heated lap pool enjoys beautiful views of the surrounding garden and trees where privacy is maintained at all times. Exercise or relax and in the water with swims in the pool or take a short walk to the highly sought after One Mile Surf Beach. You can stroll to the nearby Koala Sanctuary. The huge lawn is ideal for family games of sport and for kids to run and play, after which everyone can cool off in the inviting heated lap pool with relaxing jets surrounding the seating area. The large kitchen is fully equipped and is open plan to the family and dining room, all of which flow out to the undercover alfresco entertaining area, complete with dining table, built-in BBQ and kitchenette, which overlooks the massive rolling lawn and sparkling pool.

The elegant main indoor living domain where you can gather around the gas log fire for drinks or with a book and a fully appointed home cinema for movie nights or watching the footy. There are 5 spacious and glamorous bedrooms, the master has a king sized bed, WIR, ensuite with shower, bath tub and a double vanity. The second bedroom also has a king bed and bedrooms 3 & 4 have queen beds. Bedroom 5 has 2 king singles or a king sized zip bed and a cot is available if you have an infant. The family bathroom features a bath and shower.

Coast and Country Luxury Estate has a carport and double lock-up garage, as well as a vast circular driveway allowing for oodles of off street parking for cars and boats. The property also has ducted air conditioning.

LINEN & TOWELS ARE SUPPLIED and the beds are made with quality white linen. Doonas, blankets and pillows.

ACCOMMODATES MAXIMUM 10 adults. There is a sofa bed that will be added to accommodate two children 11 & 12 ($100), total maximum guest 12.

BOND Coast and Country Estate has a refundable bond of $2000 that is payable with the balance of your accommodation and is refunded 3-5 days from your departure date.

Additional costs when booking:
Sofa Bed (children only) $100 per booking which includes towels and linen hire. Please note sofa bed is located in the sun-room, located off the outside undercover area. You will need to exit the main home to gain entry to the attached sun room.
Port-a-Cot $50 per booking with towel, linen and baby blanket hire.
Beach/pool towels are $8 per towel hire/ per booking.

CANCELLATIONS - Booking Fee is not refundable ($100 to $140). Please refer to terms and conditions for full cancellation policy. Airbnb Guests please refer to Airbnb's policies.

PROPERTY SUITABLE FOR groups over the age of 25 and or family groups only.

NO NOISE - The property is in a quiet residential area which is noise sensitive. Any noise after dark that causes neighbours to complain may result in the loss of your bond.

NO VISITORS - We have a strict policy in relation to 'visitors' to the property. A fee of $500 per head will be charged if additional people are found at the property that are over and above the number of beds at the property or guests not registered.

  Luxurious house with generous room for entertaining. The place was really close to the beach, with the house also offering a huge pool and outdoor barbecue area. The property was in good shape however all soaps were empty (handwash & shower) for all showers and bathrooms, thankfully only a minor inconvenience.   We booked the Country Estate for a weekend away with our family to celebrate our Mums 70th Birthday! We had a great time and didn't need to leave the property if we didn't want to.....there was plenty of space for us all with lots to do! The cinema room, pool and games room were a hit.
  The property does need some maintenance including the paving around the pool which has sunken and become a trip hazard. The bathroom in the games room had not been cleaned, nor the BBQ.
  Other than that, the house was great!

  The house has plenty of room and great pool but there are quite a few items needing attention which I note have been raised in past reviews so I wonder if the owner cares much about maintaining the property. The air conditioner in the main bedroom makes a whistling noise, the rack in the dishwasher is faulty, the big screen tv is an old projector type difficult to operate, the characters are worn off the oven dial so difficult to operate, pool lounges unusable as the mesh is sun damaged and torn. I hope they repair and update the property as it could have been so much better with a bit of TLC

  On a side note, there were a few mud wasps nest at the back door entry and around the property so they had a alot of wasps flying around. As well as some workers coming to the property without warning.
  
  But apart from that it was a beautiful house with a beautiful pool!

Regarding the workers, we apologise for this - we do occasionally have workers in to maintain and improve the property. We try to schedule them outside of guest stays but very occasionally, they come at a time we hadn't agreed. We assure you this is very rare and we will endeavour to ensure this doesn't happen again.   This house was massive, and didn't at all feel crowded for our group of 8 adults. There was ample space for everyone, and the house had a range of activities that meant we barely wanted to leave.
  
  Positives:
  - The pool was a great size
  - The theatre room was excellent
  - Yard was huge and great for games
  - Kitchen was a great size,
  - the outside bungalow and bathroom was A+
  - locations was really quiet, being close to the beach and a short trip to local shops at Anna Bay.
  
  Negatives:
  - No outdoor lights on the lawn or in the pool meant as soon as it was dark, you had to move inside.
  - Once inside, there was no lounge area big enough to suit the capacity of the house, causing everyone to be uncomfortable or not be together.
  - The main shower dribbled and didn't spray, meaning everyone had to shower in the bungalow
  - The master bedroom had a horrible almost rotting smell that stayed noticeable for 4 days of the trip
  - The pool table and foosball table in the bungalow were unlevel, making the pool table hard to play, and the foosball table impossible.
  - The master ensuite doors don't close properly, if you have the fan on it sucks the doors open.
  
  None of these negatives were complete deal breakers, but for the price you pay you shouldn't have to deal with these issues. I'd go to the area again, and book through the company (they were very professional and shipped an item back to us that we had left), but I'm not sure I would stay at this property again until these issues are fixed.

    Thank you so much for your feedback. We really appreciate it as it allows us to further improve our guest experience, which we are constantly striving to do. On your points • No outdoor lights on the lawn or in the pool: (owner response) - yes this is the case, the lawns and pool area are not lit, we encourage guests to enjoy the indoor facilities like games room and cinema room after dark. Also we prefer to not disturb the neighbours. • There was no lounge area big enough to suit the capacity of the house: (owner response) - this is indeed the case - the couch in the main living area fits about 5 people. However, there are 2 other large screen TVs (cinema and games room), which also have ample seating and a sitting area with couches in the front of the house. • The main shower dribbled and didn't spray: (owner response). This show head was actually an adjustable one - which had been twisted by the previous user to let very little water out. To ensure this doesn’t happen again, we replaced it with a non-adjustable one. Thanks for that useful feedback. • The master bedroom had a horrible almost rotting smell: (owner response). Thank you very much for highlighting this - there can indeed be an issue if the water from the spa isn’t fully drained away and clean water is set to run. Our builder inspected the area and confirmed this. We have asked the cleaners to make absolutely sure this one of their cleaning tasks. We are assured this will not happen again. • The pool table and foosball table in the bungalow were unlevel: (owner response). Our handy man has fixed this - thank you again for pointing this out. • The master ensuite doors don't close properly: (owner response).   Overall, nice property, size and location is what attracted us because there was 14 of us. Just a few things: the lounge in the TV room near the kitchen was very very dirty! Unable to use the BBQ because there was no hot plate just wired trays same for the Webber! we played over $500+ for a cleaning fee but where expected to clean everything including dry and put away dishes which is fine but not when we already paying so much for cleaning I understand it is a condition we agreed on before attending but I dnt think the price breakdown for this is reasonable. Also suggest some placemats to be bought as there was none available. The outdoor pool umbrella was broken so couldn't use that either. However overall place is big, pool is lovely and the man that came to greet us (show us how to use theatre room) was super super lovely sorry forgot his name!

  We really enjoyed our time together at this great property. The quiet location made it feel like we were miles away, but only a short drive to town if we needed any supplies.
  
  The property was well catered for, and we didn't come across anything that we needed. The kitchen in particular had everything we needed and more.
  
  The kids loved the curved driveway for riding bikes and scooters, lots of swimming and not as much playing on the grass as we planned (nesting pluvers).
  
  The positives far outweighed the negatives, but there was some room for improvement:
  - the carpets in the bedrooms were tatty and needed a good clean
  - the cavity sliders in the main bathroom and into the cinema room need some attention. The kids got stick in the cinema room at one point.
  - a number of lights weren't working, including all but one of the front lights, making coming/going at night in the dark problematic.

  This house has just been refurnished and it is beautiful. The inside is lovely and the outside gardens, pool and covered BBQ area are extremely well maintained and were used constantly. It is a good 10-15 minute easy walk to One Mile Beach and about a 7 minute drive to Nelson Bay. To make it better, they could add a few more kitchen appliances and utensils/crockery etc and bedrooms could do with some more furniture (such as drawers) but I'm sure this will come as the house is only very new to holiday letting. Overall a lovely stay if you want somewhere a little more secluded and quiet.
