Just off the beach you can experience some of Port Stephens most amazing snorkelling. Settle back for a spot of fishing off the rocks or beach and bring home fresh fish for the family’s dinner.

This exclusive holiday house, in this magnificent beach-front location, is sure to play host to your most memorable beach house, holiday experience. Sails on the Beachfront caters to experienced luxury holiday house guests or for guests looking to spoil themselves with a once-in-a-lifetime ultimate, beach-front escape. Only minutes away is the shopping village of Anna Bay and the famous, adventure packed, Stockton Sand Dunes, the largest sand dunes in the southern hemisphere.

Sails on the Beachfront is an architecturally designed beach house offering five bedrooms, which can sleep up to 10 guests, and three bathrooms. Its versatile and spacious floor plan caters perfectly for two families, large groups and multiple generations or offers a separate level and living area for children and teens. Both levels have generous covered decks overlooking the panoramic beach and ocean vista. The open plan living areas and kitchen all enjoy the same180 degree unobstructed ocean view.

There is a large double garage and plenty of off street parking for a boat.

There are 3 bedrooms located on the top floor, the master has a king bed, bedroom 2 and 4 have king beds, bedroom 3 and 5 have king zip beds that can be made into singles.

***This property is located in a quiet residential street which is noise sensitive. Any noise after 10pm that neighbours complain about will result in the loss of your bond. Do not book if you feel that your guests may breach this term and condition.****

PROPERTY SUITABLE FOR groups over the age of 25 and or family groups only.

ACCOMMODATES MAXIMUM 10 Adults & 2 Children. The sofa bed will be added to accommodate 2 children ($100), total maximum guest 12.

LINEN & TOWELS ARE SUPPLIED and the beds are made with quality linen. Doonas and pillows are supplied.

Additional costs when booking:
Sofa bed $100 per booking which includes towels and linen hire (children only)
Port-a-Cot $50 per booking with towel, linen and baby blanket hire.
Beach/pool towels are $8 per towel hire/ per booking.

BOND - $2000 that is payable with the balance of your accommodation and is refunded 3-5 days from your departure date.

All booking guests, including Airbnb reservations, are required to complete a secure online guest agreement within 24 hours of booking. This includes providing valid photo identification (driver’s licence) and credit card verification

CANCELLATIONS - Booking Fee is not refundable ($150). Please see full terms and conditions. Airbnb Guests please refer to Airbnb's policies.

NO NOISE - The property is in a quiet residential area which is noise sensitive. Any noise after dark that causes neighbours to complain may result in the loss of your bond.

NO VISITORS - We have a strict policy in relation to 'visitors' to the property. A fee of $500 per head will be charged if additional people are found at the property that are over and above the number of beds at the property or guests not registered.

  We had a fantastic stay! The absolute beachfront location was the highlight waking up to the ocean views and being just steps from the sand was amazing. The home was clean, comfortable, and well equipped with everything we needed our only suggestion is to update the shower heads to something more newer as the water pressure felt more like a sprinkler other then that check-in was easy, and the management team was friendly and responsive. We’d definitely stay here again and highly recommend it to anyone looking for a relaxing beach getaway. ��☀️

  Overall, the rental experience was very positive.
  
  Location and layout of the house was perfect for our needs - three families with separate sleeping spaces and two open areas to all get together.
  
  Other than needing to go to Anna Bay for groceries and coffee, didn't need to venture very far to keep four young children (one 8 year old, two six year olds and one four year old) and six adults entertained.
  
  A few things that were less than perfect but didn't greatly affect our enjoyment:
  
  - only one TV remote worked, despite three TVs;
  - refrigerator ice maker needs servicing, as would not produce seperated ice blocks;
  - a downstairs bin was full of a previous guest's dirty nappies on arrival;
  - a number of screen doors didn't slide easily and couldn't be locked close.
  
  Also, felt being "eligible" for a late check out offer that took a few clicks to find out was going to cost $200 for an extra hour was a little tasteless, given the total rental cost.
  
  But, as stated earlier, despite some relatively minor issues, the house and location served to provide us with a very memorable experience.

  What a brilliant location and house. Beautifully maintained and with a beachside location to die for.
  Boat Harbour Beach sits right in front of the house and allowed us to sit on the balcony and watch the family playing in the calm waters.
  The house was wonderfully presented and the kitchen was well stocked with appliances and utensils.
  This is the perfect family vacation house for those wishing to spend time at and on the beach with no need to travel, just walk down to the sand.

  Our group of 12 family members of mixed ages thoroughly enjoyed our stay.
  The house is within a half hour to most activities in the region. Started and ended each day enjoying the beach but we also had fun sliding down
  the dunes, tobogganing, driving go carts and visiting the animal farm. The local fisherman provided some viewing entertainment bringing in their nets and we had RAAF flying jets over most days. A lovely home on a beautiful harbour we all loved our stay.

  Everything was impressive beyond our expectations. The house design achieves everything it was obviously designed to achieve . We felt like we were a part of the location whilst still having multiple private living spaces . The outdoor balcony just added to this feeling .
  Boat Harbour itself is the best of shoal bay and one mile beach combined. Clean clear water , amazing scenery, small waves to keep it engaging and beautiful sand . All this and only 15 minutes from major retailers.

  We really enjoyed our stay at Sails on the beach. I will just add, we followed the instructions and bought Lavaza coffee pods and they did not fit. Property info needs to be updated to give the specific model because there are two types at the supermarket. Very frustrating and a waste of money as I purchased the wrong ones. But the house is lovely the beds and pillows were very comfortable and we really enjoyed our stay.

  There was one issue completely out of the managements cintrol ans tgat the neighbours were putting in a pool drilling and jackhammering in to the rock so from 7am til 5pm we had to go out to avoid the constant noise...otherwise it was perfect.

  We had a wonderful stay at the Mainsail there was plenty of room the house was beautiful. The criticism we do have is there would have been a few supplies that could have been added that wouldn’t have been expensive but made all the difference to getting our stay underway (paper towel, toilet paper, butter, a bottle of milk and olive oil), this would have avoided the need for us to get to the shops as soon as we arrived.

  From the moment we walked through the front door we were mesmerised by the view. The house too was amazing. Our only concern was the fencing around the balcony which we thought was terribly unsafe for little children.

  Overall we were happy but there were a few issues that we feel should have not been "issues" for us to resolve. This was our third stay here and each time we have had to contend with all the garbage bins (outside) filled to overflowing and infested with maggots. the managing agent needs to deal with this before the next tenant arrives!We had to wait until the next garbage day and then wash out the bins ourselves. Also on this occasion we found the terrace chairs in a state of disrepair. One of the chairs was completely trashed and the webbing on several others was breaking up. In fact there were not enough suitable chairs to use on the terrace . The house is meant to sleep 10 - only about 4 chairs looked safe to use. The condition of the chairs should have been monitored by the managing agent. We also recommend that the BBQ be updated to match the calibre of the house. The BBq is old and without a hood so it cannot be used as an oven. The kitchen only has a small oven and it is very challenging cooking for the 9 of us.
  On the positive side the managing agent staff responded quickly when the washing machine played up and supplied extra towels that had been soiled during a wash load. The staff were courteous and responsive. The housekeeper did a marvelous job preparing the house for us after an apparent awful mess left by the previous tenants.

  The house was well presented and as described. Excellent location, views are spectacular. Well set up. On the minus side- I have never been asked to strip beds beds anywhere that I've stayed. The threatening messages to wash, dry and pack away dishes is just distasteful. Given that I had to pay a cleaning fee of $340 it really soured the stay.

There were only a few minor issues with the cleaning which were addressed to the property manager.   We’ve stayed at the property a couple of times now as we love the location however the property is starting to look a bit tired. Don’t get me wrong, it’s still a lovely house and I’d still stay as it offers a lot - our families have a wonderful time here. It offers a great amount of space for multiple families to stay together without getting in each other’s way. A concern for us was the ballustrading on the top verandah as a small child could easily slip between the wire and concrete. And if you’re staying with kids, there’s no window coverings on the high windows on bedrooms so expect to be awake at 5am!
