LINEN & TOWELS ARE SUPPLIED and the beds are made with quality white linen. Doonas (with decorative covers), blankets and pillows are also supplied.

ACCOMMODATES MAXIMUM 8 adults. There is a sofa bed that will be added to accommodate 2 children ($100), total maximum guest 10.

The Hamptons Beach House on Dutchies has a refundable bond of $1000 that is payable with the balance of your accommodation and is refunded 3-5 days from your departure date.

Sofa bed $100 per booking which includes towels and linen hire.

NO NOISE - The property is in a quiet residential area which is noise sensitive. Any noise after dark that causes neighbours to complain may result in the loss of your bond.

PLEASE NOTE: PARTIES, FUNCTIONS, WEDDINGS (WEDDING RELATED), GRADUATES and or SCHOOLIES/TEENAGER bookings are not accepted.

NO VISITORS - We have a strict policy in relation to 'visitors' to the property. A fee of $500 per head will be charged if additional people are found at the property that are over and above the number of beds at the property or guests not registered.

  A group of 9 ladies b/w 50-60years old who have an annual holiday together and have stayed at a number of holiday properties. The Hampton House near Dutchies was beautifully presented, very comfortable beds, two good bathrooms with great showers.
  Location was fabulous, quiet, peaceful and a short walk to Main Street of Nelson Bay.
  The property could have been a 10/10 but just needed a few more basic supplies to make our stay perfect. Basic herbs and spices, a small container of milk to get you started, more than 1 dishwasher tablet when we are staying 3 nights, board games, additional toilet paper, one spare roll is rather tight.
  We were offered a late check out which would have been fabulous, but then realised the extra 2 hours was going to cost an extra $200 which did seem a little greedy when obviously no one else was renting it that day.
  These are just the little things that can make your stay a 10 rather than a 9-all that being said, we did have a really lovely stay.

  House was as listed. Although I don't think the photos do it justice. Its a very spacious house. Communication with Rental company was excellent. Home was clean and organized. Very minimal sundries just oil and salt and pepper, and general cleaning products. Main living area is awesome. Second living area was meant to be used for the kids at night to watch a movie after a busy day out but the TV in that room is old and you couldn't stream anything on it so that was disappointing. There was a blu ray player there but only a couple of random DVDs and who travels with DVDs anymore anyway. Washing machine worked but dryer did not. It would turn on but nothing dried completely. We checked filters and outlets but that wasn't the problem. So that needs to be fixed or replaced. Overall the house is lovely and its in a perfect location for Nelson Bay - just those couple of issues could be addressed for the future.

  The House is in a great location, very well equipped and was comfortable for our family of 6 adults and 3 kids. There were no surprises when we arrived and everything was as described.
  A few niggles, handle cover missing off door, tap handles loose on kitchen sink, old coffee pod left in machine, and the worst offender was the BBQ running out of gas midway through our breakfast fry up, stuck with half cooked eggs on the plate! Also we tried to clean up with the vacuum cleaner which was unusable due to the bag and hose being totally stuffed with dust.These issues limited the star ratings.

  The property was in a great location and was well maintained and clean.
  
  Our only concern was the sprinkler system which came on at 6am, woke us up, and soaked the washing which we had hung out to dry overnight. A warning note would have been appreciated!
  
  The only other negative was the Rental Agreement itself which we all found a little bureaucratic, and appeared to be written from the point of view that tenants are irresponsible.
  
  Two areas stood out
  
  1) No noise or activity outside after 10pm. This is ridiculously early, 10pm is not late!
  
  2) No-one allowed on the property aside from those named in the agreement. This is draconian. We felt obliged to contact Stay Port Stephens about a friend dropping by for a coffee and were advised there was no problem, however to have a restriction such as this written into a rental agreement is completely over the top.

  At the beginning of the stay we did not receive the code for the door. It was told that it would be delivered my text at check in time. Needing to call the after hours service, it took a while to get the code delivered
  The house was lovely and in a great location. It was cleaned and ready for new guests. However, we were unable to use the oven as it was not working. A bit of a shame.
  Our stay was interrupted by phone calls due to servicing needing to be action on a noisy air conditioner (as made through a complaint by the neighbours). In the middle of our stay we had that serviced. Thinking that it could’ve waited 24 hours till all guest had left.

  Location, location, excellent proximity to Nelson Bay Town Centre with all it has to offer with it's cafes and restaurants. Only a short stroll to Dutchie's Beach which is a stunning location for swimming, snorkelling and fishing. Accommodation just as described, extremely comfortable and inviting.
  Successful fishing outcomes, visits to The Koala Sanctuary and whale watching at Boat Harbour were fabulous, as was lunch with amazing views from the cafe at the Marine Rescue at Nelson Head Lighthouse Reserve. I would definitely recommend The Hamptons Beach House and will certainly return again.

  This Airbnb was very nice and homey! It’s very close to a lot of activities like the beach, cafes, quad biking, camel rides and other restaurants. It’s very cute for game nights and dinners.   The layout is perfect with no tairs and easy access the the yard.
  
  Just a short stroll from the beach and town, we had everything we needed. Fresh linens and clean amenities where a bonus. We loved every moment in this little piece of paradise.

  Everything was great except for showers. Main bathroom shower was unusable due to non existent hot water pressure and the ensuite shower was only marginally better.

  The house was incredibly comfortable and well appointed. The location to Dutchies Beach is wonderful and we took full advantage of breaks in the weather to walk to and along the beach and walking tracks. Having 2 living spaces was great for enjoying quiet time and TV time. We will definitely stay here again.

  We thoroughly enjoyed our stay at The Hamptons Beach House on Dutchies. Very good communication from Michelle and Elle-Rae prior to check-in date and really appreciated the warm welcoming with the bottle of wine left on the table!
  
  The property was immaculate & well maintained, very much like the pictures! The layout was very open with plenty of space for the 6 of us (toddler friendly too!) We enjoyed dining in many times and the kitchen had all the utensils needed to whip up some good home cooked meals, the bbq at the back we put to good use too. The linen and beddings were clean and very comfortable!
  
  The house is a very short stroll to Dutchies Beach which we paid a visit to many times. And you are a very short drive to shops like Salamander Bay Square etc, should you need to pick up any essentials throughout your stay.
  
  We were able to visit the picturesque Gan Gan Lookout, which is about a 5 minute drive from the holiday house. Very close by are a selection of great cafes and restaurants too.
  
  Although we did not have perfect weather throughout our stay, we definitely had a ball staying in doors at the property, the Wii console was certainly an entertainer for our 4 year old toddler :).
  
  We will definitely be back and thank you for providing us with the most perfect accomodation we will continue to rave about and recommend to family and friends.
